Who we fund.
We lend to professional property developers: companies with a track record of delivering buildings, not first-time builders. They borrow a defined amount, for a defined period, to move a real project forward, whether that means building, finishing, improving, or bridging to a sale.
The property itself always stands behind the loan. We never lend more than 75% of what it is worth, so a cushion sits between the loan and the property's value, and every project has a defined way out, a sale or a refinancing, worked through before we lend.

Every loan is secured against a real building or plot of land, usually with a first claim on it, which means we are first in line to be repaid if anything goes wrong.
Never more than 75% of the value.
We lend at most 75% of what the property is worth. That gap is your cushion: the property can lose value and still cover the loan.
A proven developer, and a clear way out.
We lend to companies that have delivered projects before, and every project has a defined end, a sale or a refinancing, worked through before we lend rather than hoped for afterwards.
A nine-step review.
Each project runs through the same nine-step check on the property, the developer, the numbers and the security. We also put at least 5% of our own capital into every case.
